BUYING

Congratulations! You are ready to buy your new home. The home buying process can be simple and stress free when you have the right people by your side. The steps below will help prepare you for what’s to come.

the buying PROCESS

Choose a REALTOR®

When you choose to work with us, you are choosing a strong and knowledgeable team to represent you and guide you through the home buying process. Casey and I are community oriented and share strong family values. Our cultural background makes us easy to get along with, as we understand the needs of our clients first hand.

Choose a Loan Officer

While you can go to most financial institutions and find a Loan Officer, we prefer to work with our trusted partners. Our partners are reliable and easy to work with, making the transaction smooth. We also trust them to take care of you and make sure you understand the financial aspect of home-buying, such as understanding your interest rate, down payment, monthly payments and closing costs.

Begin Searching

Once you have received your pre-qualification, you are ready to begin looking at houses. This process is exciting and helps you understand the current market. We will email you homes within the guidelines you provided on our Buyer Form, and when you see some you like, we will work around your schedule to go see them in person.

Get Under Contract

We are experts when it comes to negotiating the perfect deal to get you into the home of your dreams. When your offer is accepted, you will need to provide an earnest deposit ASAP. From this point, it typically takes 30-40 days to complete the transaction.

Continue Loan Application

Order Inspection

Once the contract is signed by both parties, the inspection period is activated. We work only with the best inspection companies and will schedule your inspection for you. The inspector will thoroughly look at every component of the home and create a detailed report identifying any current or potential issues. In most cases, we can ask the seller for repairs or a credit in lieu of repairs. You will be responsible for the inspection cost.

Order Appraisal

During the appraisal the true value of the home will be determined. An appraisal is put in to place to ensure that you never pay more for a home than what it's worth. Your Loan Officer will reach out to you to have this ordered. You will be responsible for the appraisal cost.

Prepare for Closing

Sign | Move in!

REMEMBER - your loan approval is crucial to closing the deal, therefore it is very important that you turn in all requested documents to your Loan Officer promptly.

As move-in date approaches, you will need to get some items in order for a smooth transition. Do this by coordinating utilities, work with title to schedule signing and determine funds needed for closing.

Congrats - you did it! Now enjoy and keep our information handy for any questions or concerns you may have in the future.
